For Your Protection, Get A Home Inspection!

Hiring a professional and certified home inspection company to inspect your new dream home can pay for itself many times over both monetarily and with peace of mind. A home inspection gives you detailed information about the overall condition of the home prior to purchase. In your home inspection, our qualified inspector takes an in-depth, unbiased look at your potential new home to:

  • Evaluate the physical condition: structure, construction, and mechanical systems;

  • Identify items that need to be repaired or replaced; and

  • Estimate the remaining useful life of the major systems, equipment, structure, and finishes.

  • Appraisals are different than home inspections! Appraisals are for lenders, home inspections are for buyers!

We offer 4 different kinds of inspections.

Take a look at each Inspection service to see what best fits your needs.

Buyer’s Home Inspections

This inspection will allow home buyer’s to feel confident that problems are identified before you buy your home. It will allow you to be informed of potential future maintenance and upkeep items. We will educate and assist you to better understand the existing conditions of the property, to ensure you have the knowledge you need to make an informed decision.

Pre-Listing Home Inspections

A seller of a home may also request a home inspection before the home is put on the market. This may assist the seller in setting a price, correct any issues with the home before it is put on the market, or merely having a pre-inspection report available for buyers informing them that the seller has nothing to hide.

New Construction Home Inspections

This inspection takes place to ensure that no fire, safety or health issues exist in the home and to ensure all visible components of the home have been constructed and installed properly.

One-Year Warranty Home Inspections

We perform this type of inspection to identify deficiencies of the home that have arisen since the home was constructed. It also identifies items that were not constructed properly when the home was built.

The Home Inspections Experience

At Mescher Home Inspections, we provide a thorough, un-biased evaluation of the condition of your home on the day of the inspection.

  • Inspections typically last from 1 1/2 to 2 hours depending on the size and condition of the home.
  • You are encouraged to be present during the inspection and may walk along and ask questions as the inspection is taking place.
  • An electronic report containing findings and recommendations will be emailed to you on the day of your inspection. All reports contain photographs taken during the inspection.
  • Our goal is to leave the home in the same or better condition as it was found.
  • A continuous radon test can be conducted at the home for an additional fee.
  • Weather can interfere with our ability to inspect certain common items. Should this occur, we will work with you to make arrangements to return to the home once conditions are normal to complete the inspection.
  • Pricing varies according to the size and location of the home being inspected. Please call our office to obtain a quote at (515) 289-4100.
  • Inspection fees can be paid by credit card, check or cash. Credit cards accepted include Visa, MasterCard, Discover and American Express.

During your inspection, we will be looking for fire, health and safety issues, along with anything that would be a major expense ($500 or greater) to either repair or replace. In addition, the inspector will be noting items that don’t fall under the categories above but are more of a maintenance item (example is normal wear and tear). Please note: we do not perform code compliant inspections. What was code when the home was built is different from code today. Additionally, the seller is not required to bring the home to code in order to sell it.
